Hospitable estate "Kot Bayun i khromaya utochka" №700

The barrel is unclean, and the water stays the same. The room is just for sleep. It's not soundproof. It's not suitable for a holiday. The place is not well-maintained. It's not a place where you'd want to stay. The lake is also dirty. The only good thing is a cute purebred cat named Bayun.

I bought a vat and was very upset. The vat is only big enough for two people and the water doesn't clean at all. It's full of muck, dirty and smells bad. I could only stand 10 minutes in such a steam room. They didn't care about my complaints and didn't give me my money back. Don't waste your time, money or health on this! The rooms are also small and there's no noise insulation. The bathroom is shared and the service is definitely not worth the money. They don't care about their customers.

We had a graduation party at this place and honestly, the food wasn't good. Out of 25 people, no one liked the way the food was prepared. It wasn't just that the food didn't taste good, but we also didn't get all the dishes we ordered from the menu. The only good thing was the waitresses who served us well. I believe if the owners ever tasted their own food, they'd realize it needs improvement.

The food at parties is not the same as the food you usually order. You can come here for a meal, but not for a party. It's not a quiet place to relax because even during the week, you can be disturbed by loud fireworks after 11pm.

The manager of the company was very strict and said we couldn't do certain things. If we wanted to sit by the lake in the evening under a shelter, it would cost 1500 hryvnia. They called the sheltered table an "altanka". This was in November, with no heating or anything. They were very greedy in all aspects, including serving tea for four people with just one cheap tea bag. This place gave me a very bad feeling. I have never seen such greed anywhere else.

The management's work is very poor here. They don't even know about being hospitable! They are rude everywhere and not friendly at all. They mess up the orders in the restaurant, take a long time to serve, and don't bring everything. The rooms are clean but very tiny, and some don't even have bathrooms.

The positive aspect is that the rooms are clean. But I wouldn't recommend going there! They have gazebos on site, but you have to pay extra (1500grn) to use them. This is odd, especially since we're already paying for a room, it's off-season, there are no other guests, and the gazebos are just tables and benches. There's also a restaurant on site, but the music is terrible and they only serve bagged tea. Plus, the rooms have absolutely no soundproofing.

The place is really big and pretty with a forest and lake. It's also near a river where you can walk. The rooms are really good. My family and I visit this place often for relaxation.

Everyone enjoyed it because the manager was careful and knew what he was doing. He helped us settle in the room and explained everything. It was really nice to get such attention. The bathhouse was also good - it was clean and tidy, which is very important.

This place is really bad. There's only one outdoor toilet and it's awful. The service isn't good either, they even forgot to serve a dish we had paid for. The food is awful as well. The kebab tasted like it was cooked a week ago and just reheated in a microwave. We even had to pay extra for the electricity, and it was a lot, 300 kW. I don't understand how we could have used so much just by switching on the lights. One of the lights wasn't even working. The location is nice but it needs to be looked after. I wish I could give this place no stars.

A really peaceful spot for people who like to be alone.

The food like Shashlyk, ribs and deruny are delicious. But, it's odd when you've rented a two-story house and you're not given a table or a gazebo. Especially when all the gazebos are taken by groups who aren't staying here.

The cabins have very thin walls. You can hear everything because they don't block out noise.

Boorish attitude.

There was no electricity or running water in the evening, night, and morning. The management didn't offer any compensation for this. When you book a room, they ask for full payment upfront and don't warn you about possible power and water outages. They said they would provide bottled water since there's no regular water supply, but they never did. I only noticed a filled water bottle near the management office, and they didn't even tell me I could take it.

The place has a small lake and a forest, which is nice. But they also rent out two or three large gazebos to anyone, not just guests staying there. So, our peaceful stay was disrupted by several groups of people partying.

The room's renovation wasn't too bad though.

I really love it! It's pretty and different. We took wedding photos here and they came out amazing! But, they do ask for a lot of money if you want to go around the place with a photographer like others do :)). They also make yummy food! We happily go back to eat tasty meals in the outdoors!

I wanted to reserve a spot for 20 people but I'm glad I didn't. When I called them, they asked me to call back after lunch. When I called back, they told me to call again the next day. They didn't seem interested in calling me back themselves, but they eventually did in the evening and explained everything. The restaurant only takes bookings and requires full payment in advance. They also charge 1500 UAH per day for a large gazebo and require a 50% deposit to reserve it. The staff were rude and didn't seem to care about accommodating their customers. Even when I was ready to pay a 50% deposit for a group of 20, they refused to make any concessions.

I really enjoyed my stay at the Kot Bayun bathhouse. It's a peaceful place with beautiful nature views. The place is comfy, neat, and clean. The staff were nice and the price was good for the quality. I loved my holiday there. I would suggest it to others.

I've been to this resort before, but this time I wanted to leave a review. I brought my friends here for my birthday to enjoy the sauna and hot tub, but instead, we ended up stressed out.

On our first visit on November 29, 2020, we were greeted by a drunk and smoky receptionist. I found it quite funny though.

The resort is really nice. There's beautiful nature, a lake, a sauna, a gazebo, and a hot tub.

However, there were a few issues:

1. No more than 10 people are allowed in the sauna. We were a group of 12, but only 6 of us wanted to use the sauna. They wouldn't let us even enter the building without paying an extra 40 UAH per hour for each person.

2. We were told that there were no benches anywhere, where we could sit and just hang out. But we found some anyway.

3. The hot tub was just filled with hot water and there was no fire underneath.

I want to share my feedback about our visit to Kot Bayun. When we got there, they gave us a room. But, it was so tiny with two beds pushed together. No one told us about this. There was a common bathroom with a shower. It shocked me that the toilet didn't flush. Remember, they won't give you soap or shampoo, and there's only one toilet paper roll for everyone. There's no soundproofing, so you can hear all the other guests and they can hear you too. It was surprising when the cleaner came to our room at 9:30 in the morning without knocking to see if we were still there.

This place is awful! I wouldn't recommend the suites to anyone. It's like living in a sauna, the temperature is always high, even if there's no one in there. I checked our room's floor temperature and it was 44 degrees Celsius. I'm sure it was actually over 50 degrees!

While the price is reasonable and the location is nice, the food is hit or miss. When we complained about it, we were told it was homemade. This place is not suitable for kids. The only thing they have is a playground with a couple of swings.

The rooms are dangerously hot. The food options are very limited. On our second day, we only had two types of soup and a salad. They said it was because there weren't many people. We wanted to grill our own meat and vegetables, but we weren't allowed unless we rented a large gazebo for 1000 UAH. So overall, this place is not good.

We went to the bathhouse, it was clean and the view was amazing. We ordered lunch and it tasted really good. Did we enjoy it? Yes, we did.

We had our wedding here and it was great. The place was clean and tidy. The food at the banquet was mostly tasty, although a few dishes were not up to the mark. But that didn't ruin our celebration. The rooms were cozy and large. The outdoor area was fantastic. The sauna and hot tub were nice too. We suggest you check this place out.
